Dofasco - Gage Avenue Employee Service Building

This 15,000 square foot building, serves as a locker room/shower facility for 800 employees of Dofasco's Operating Services Group.

 

The project kicked off in the fall of 2004 and we encountered conflicts shortly there after with the underground sewer system. This change to our contract pushed the schedule out five weeks, which in turn caused the building to not be fully enclosed before the first snowfall. The winter of 04/05 was one of the coldest and snowiest winters in Southern Ontario which resulted in a significant loss of productivity for all trades. However, once the building was enclosed, we were able to drive the schedule and successfully complete the project. Thanks to our experienced and diligent field staff, Alberici came out on top and our client was very pleased with our performance.

 

The biggest challenge, other than the weather, was the tile coordination, which was a very sensitive and fragile material. With wall-to-wall tiling throughout the entire building, it took a significant planning effort to coordinate all ancillary work such as locker installation, millwork, HVAC, plumbing, ceiling, lights, etc. while working around areas of freshly-placed tiles.

 

Structural steel erection was provided by Hillsdale Structures. Hillsdale Structures was issued over 40 safe work permits and experienced no injuries.
